Brightening Up a Home with a House Washing

It is hard to tell a customer that you can brighten up their home with a washing. How do you tell them your home can be brighter and look better when it does not have the green or black growth on it?

Just giving it a good cleaning can give it some wow factor back to the home. Unless they are watching you work they really do not know how dirty of dull their home was. As hard as it is to tell them that it is harder to get a photo of what we see when we clean. I was moving hoses today and had a look at the home and saw what I thought would make a good photo. It is not that cleaning the "green meanies" photo or the "big money shot" we all like to post. Just a regular house washing we all do and see each day. It is not the best but does show a brightening of the home adding curb appeal. I here people say all the time "my house is not dirty" just because it does not have green mold and mildew growing on it, does not mean it can not use a good washing. I don't know if I caught the entire idea in this photo but it does show a good impact.

Building a M-5 type X-jetting gun the Cleaned by Pete way

Using a safe low-pressure to wash homes or businesses is a must while washing. Pressure is good, but to much pressure can harm softer surfaces. Needing the right equipment for the job is a must. This is one of those must builds. It fits a nitch in our tool and equipment. I have written about some of the nozzles I use in previous blogs.

This build is a variation on a X-jetting system and a M-5 style nozzle. To start the build these items will be needed. You can adjust your list to fit your needs.

3/8" to 1/4" brass reducers

One "down-stream" injector using an adjustable one is worth the money

one 12" lance or one to your liking, I used a 16" lance on mine

and one push-pull adjustable nozzle again matched to your psi machine output.
Using Teflon tape on all connections to reduce any chance of leakage is recommended. The process is quite simple from here. I used a 3/8" injector because they are much easier to source and at a bit lower cost. Using a fixed injector is fine but I like the ability to adjust the flow of the solution entering the system. When finished you should have something to look like this.

First off the gun is a 1/4" to 3/8" brass fitting, followed by another fitting and then the lance. You may want to place the injector on the end of the lance next to the nozzle if you wish.

You should have something like this when finished with your work.
With all parts assembled you are read for use. Most of us are familiar with the the down-stream injector. When the back-pressure is reduced by using a larger, free flowing nozzle, it will start do draw soap do to a low pressure zone created in the injector do to a venturi. By opening the valve more or less soap can be drawn in. The adjustable nozzle is the next item moving it in and out "push-pull" you create pressure or a freer flow. By twisting you create a stream or a fan pattern.

Power Washer & the 3 Bears

When is it too small, when is it just right, when is it too large? Power washers are closer to the story of Goldilocks and the Three Bears than you would think.
This entry will not win me friends with the larger is better crowd. Nor the handy man specials that try to cut prices, only to cut quality and are gone as fast as they came. It is more about finding what is right for you and what you do as a professional power washer. Knowing and finding your nitch in the industry is what it is all about.

Our last house washing in Springfield MO found us back at school. While we were not the highest bid or the lowest we still won the bid on this home just off campus. It helped that I had done the complex just two doors down last year. I showed up with my house washing rig parked next to the home which was very dirty and covered with your normal algae, mildew and years of grime.
The house mother told me, it seems that over the last few years the "handyman" was charging for a yearly washing but the home just seemed to get that much dirtier. My rig may look a bit small next to the home but it has everything needed to do this job as well as any other house washing job, with top name and commercial quality washers and equipment.

Do you need a trailer with a 500 gallon water tank? Do you need a large 4 wheel drive pick-up? Do you need a hot water skid? If we do I'll go back to the shop and get one. Day in and day out this little rig will help save me and my customers money also help out our environment. Saving gas, oil, exhaust output by the truck and the washing unit as well as soaps, cleaners and water. On the other side of the field we are a small footprint but do not lack in quality of machinery on this rig. No "big box store" or "the warehouse" sale items here. Finding the just right as Goldilocks did was the trick I have been working at it for years, finding the just right for me. Many will say a bigger power washer with more pressure and gallon flow will do this that and the other, but for washing houses is it really needed?

I have invested in top notch equipment and over the years, used and decided what works and what does not for us. In a discussion the other day we were discussing what size pump is needed to wash a house. As with any discussion sides were taken and defended. I took the side that a 4, 5 or 5.5 gallon pump is all that is needed in most house washings. Others said no! Less than 8 gallons to 10 for washing a home was simply a waist of time (time and speed being their total basing factor). With a larger pump, came disadvantages for me. One being that you will need a larger motor 20 hp to 25 hp motors have to be used on most of these pumps. That is a twin cylinder of some type. Two cylinders mean twice as much gas and twice as much exhaust. I run a small 5 gallon pump off a 13 hp motor with lower psi to help save gas and exhaust (my carbon offset). The second reason: I like the control of the 5 gallon pump enough and plenty of extra power to clean any house or residential need I have come across. Others say you can do it faster and in less time with larger pumps that may be. I'm out to clean / wash and not racing to see how fast I get done. That is not part of my game-plan. A third reason is that the large pump and motor will take up a lot more room and it also weighs more. With more weight comes more ware and tear on the service truck. This will add more cost in gas and maintenance too. Larger pumps just ware things out faster too, nozzles, hoses, and other parts will just ware out quicker. Size is at a premium on the S10 also bigger may not fit. The fourth reason I don't wish to use larger pumps is they need more water 250 gallons or 500 gallons in a tank you need to pull around. Water supplies will not keep up with this type of water usage. Residential homes do not have this much water pressure or flow. Transporting large amounts of water to a sight that has water does not make scene to me. Again larger trailers, larger trucks, larger motors to run the pump all for the sake of time and speed. The last big factor in my game-plan is the bigger units original cost is quite a bit more this is a big factor when you're running a business. Does getting done quicker justify the cost how much return is realized.

So is smaller better? Could be. Having just what is needed to get jobs done is what I strive to do. So is larger better? Could be, depending on who you ask. Yes I do use my larger unit for commercial cleanings. Too small is just not in the equation for me at all, consumers grade power washers do not get the job done. Could I use my house washing rig to clean a large apartment complex? I could but it would be not as efficient, this house is about as big as I go with the house washing unit. That is why I have larger units and use then when needed. The same thing should apply for going the other way. Is a big unit as efficient for house washing? Is the only drawback here is speed and time? The savings to me, my customers and helping be as "Eco friendly" as I can, out weigh that one difference. You can not judge a book by its' cover you also can not judge a washer by the size of the truck. You have to look further than truck size, what equipment is on-board, Are they using "commercial or industrial" grade equipment. Customers should ask and look talk to you the intended hired contractor. They should check them out we need to be able to answer question and reassure them the job completed will be the best possible.

Here is a new truck, it happens to be one of my competitors, I don't judge them though they have mislead some of my customers. But still that is their business tactics and the way they want to run their company. What I'm saying is look at the pick-up and the equipment. Does this big new big pick-up help to clean and wash? Then look at mine who do you want cleaning your home? The largest single investment you have. This is actual photos taken on a bid I was doing and the competitor show up with their equipment to do their bid. What and who would you like to wash your home?

Beside the dedicated unit on the service truck you can see: a 16hp motor with a gear driven Hypo pump (the blue one). This is a smaller footprint due to the geardrive replacing the belts. A direct drive AR nickle head pump powered by a 15hp motor. We needed some portable units to get around and on the roof and in some areas we could not just run hoses to. These two units are custom built for size and power with all top graded parts and pumps.
There is also a difference between a service / work truck and one you drive around for personal use on the week-ends. It shows more of a commitment to your business and to the customers. A truck will get you there but it does not help you wash a home that is all in your equipment. You can see above a "big box store" consumer grade power washer in a big new pick-up, yes this is their power washing unit. Or you can pick from the industrial / commercial grade equipment on the back of a custom built cleaning rig designed by Cleaned by Pete with house washing in mind. While it is not new, a 4x4, crew cab, and I can not drive it on a date Saturday night it does what it was made and built to do, work.

Special built custom rig for commercial lot and structure washing, while just right for what it was built for, could be a bit of an overkill for washing a house and most residential usage. The question again arises when is a power washer to small, when is it just right and when is it too big.

I have always subscribed to the simple fact having the best equipment, tools, and washer to do the job. I could never uses my equipment to clean a large garage or even a oil rig, nor would I want to. It is just as simple each job dictates what pressure washers and equipment needs to be used. Each job is different each job requires specialized equipment and tools. Each contractor knows his equipment and what can be done with it. There is a limitation of what one can do with a washer and on the other hand to much power is not always a good thing at times it will all depend on what we are washing. Most power washing contractors seem to find their special part of this vast cleaning field and then mold and fit their rigs and pressure washers to what they want to do. Professionals use professional equipment not a "box store washer".

Busy, busy, busy with cleaning but have time to post up an entry for "Wash'n Wednesday". Washed a home for a customer most of it came out to my high standards but wanted to post up these photos to show what "real world photos" are and look like no enhancements, no brightening, no lighten or blurring, just the work I did. The trouble was a pellet stove which has been exhausting and baking on the exhaust for over a year. I could not get these areas and eves cleaned to 100% without danger of damage from high pressure or using harsh chemicals. Two things Cleaned by Pete does not do or use on a home.

Photo shows what the pellet stove exhaust did to the homes vinyl siding, eves, fascia and soffit over a year of heat and soot bakes into the vinyl. Eves and over hangs kept it there. The after photo shows that though not 100% restored it is much better and as clean as this round will allow.



With over a year of baking and heat on this vinyl. Pellet stove exhaust, baked on soot, creosoted stains, repeated or continuous heating opened the pours of the soft vinyl and lets the hot exhaust bake and settle in. It left me with quite a challenge. Not hiding our work or pictures but showing you our customers and perspective customer what can be expected. While is is a very unusual problem Cleaned by Pete did the best cleaning that this circumstance would let me do. Putting our best foot forward. Too much pressure can cut, pit or engrave the top coat of the vinyl opening it up to the elements which would cause more damage long term. Using harsh chemicals  can burn, pit or engrave the vinyl in much the same way. Even had scrubbing this area and working this area several times the embedded stains refused to come out all the way.

With out using harsh chemicals on the vinyl or dangerous pressure these are the best results for this years cleaning. Trying not to over promise but what can be expected in this unusual situation.

I should have written a new entry in the blog. I would have written a new entry in the blog but for the lack of time. I could still write a entry in the blog but I'm heading out to a job in a short bit. So what it taking up my time that keeps me from blogging? Spring is here weather is good and folks in the Ozarks are having things cleaned, it is great.
I then come home and work on the little service truck that went down on us a few weeks back. It has taken on a whole new life and it should be back in the field washing next week. Here is a quick shot of it, before and now.

With this setup we should be able to serve our customers better and save wear and tear on the pick-up and myself too, as Martha Stewart would say, "This is a good thing".

I felt I had to add this rebuttal to the blog after a comment was made to me about not being a "professional looking" power washer cause I don't pull a big trailer with a big pick-up, cause that is what is expected. I have a larger service truck with a Landa heated 18 hp, 5 gpm, 3500 psi, with a 110 volt generator, diesel fuel heated burner, with everything needed to wash or clean most residential and commercial accounts self-contained in and on it. I also have a trailer with water tanks, 110 volt generator, lights and its' own plug ins and fuse boxes and a Mi-T-M skid, similar to the Landa described above, but I chosen to use this smaller pick-up I built instead, so I'm considered by some as a nonprofessional.

I was told that this is too small to work out of, that a "real professional" needed a big truck and a trailer. Why I asked and the answer was "Cause that is the way it is done". Well never being one to follow along, I know there are better ways of doing things and better ways of approaching things. Let's look this over and you can then be the judge on the matter.

What do you need to wash a home the safe soft wash way? Most professionals would say you can use a smaller pump but only a 5 gpm (gallon per minute) pump would work for them. OK this pump is rated at 5 gpm. You need a buffer tank OK I have a 35 gallon tank on-board, My question is why do you want a 300 gallon to 525 gallon tank full of water to use as a buffer tank? For most residential jobs the smaller tank will work fine. Landa who make some of the best equipment only have 3 to 5 gallon buffer or reserve tanks on their factory designed skids. Why don't they have 300 gallon tanks if is such a factor. Now before you say I need to haul in water for a job and need that much to get the job done. Well if I do not have a water source I don't take the job I refer it to another local company that carries 525 gallons of water.  One thing on a side-note here is water is @ 8.33 pounds per gallon that is 2499 extra pounds of weight at 300 gallons and for a big tank (525 gallons) 4165 pounds of weight. That is liquid weight moving and sloshing around when starting and stopping. The extra wear on the transmission and drive train alone is more of a reason to downsize the "footprint" size.


The pressure required to soft wash a house is around 800 psi or less why do I need a large skid with 4000 plus psi when doing a house. I need that for washing concrete yes your right! So when I wash concrete I put on and will bring another unit that will handle that. I have several washer to serve our customers needs and I bring the ones that are needed to handle the job that I'm doing. Not having one pressure washer trying to do the needs of all jobs but having the right washer for each job. Cleaned by Pete has 13 different washer to fit different needs, if you follow the blog you know or have seen our surface cleaners. So pressure and washer size is not a problem I bring what is needed that is why there is extra room on the flatbed. One other plus to our method is if one of the washers should go down, break, or have a problem I have another one with me to finish the job.


Professional use only the best equipment  and belt driven pumps are the industry standard. OK the main unit on the "small footprint" little pick-up is a Mi-T-M twin belt driven General Pump. The other pump I take along for house washing and general washing is a Hypro geardriven pump. Along with our Landa and Mi-T-M heated skids Cleaned by Pete has other belt driven units as well as direct drive units both gas and electric. All falling into the commerical if not industrial level of quality. Just because it is not on a skid does not mean it is not quality.


You don't have heat we have heat on our trailer! I have one heated unit that I can load up on the flatbed and it will maintain around 150 degrees of heated water using diesel fuel to heat it. I also have a propane heated unit and 3 dry steam or vapor cleaners I can use. I don't have to take them unless I need or may need hot water. I have an option and I still keep the "footprint" small. I have mounted a hosereel pictured below, and will have the entire truck plumed with a water supply provided by the external tap on the homeowners house or business location. 


I have another big advantage with the small "footprint" Friday I did a job where parking a truck and trailer on the street was not feasible.  Running hose to the home and backyard was also not really feasible, though it could be done with around 500 feet of hose which is no problem for Cleaned by Pete. Running it around the landscaping and all the plants and irrigation system at this home would make it hard. The drive way went up at close to 30 if not 40 degrees with no area to turn around or level out to park a trailer and truck on. I could how ever pull up the small pick-up and park in the far corner to work out of and the customer was able to get by when needed. If you are doing soft-washing and down-streaming your soap and cleaner 500 feet of hose would not draw. Gas is going up thus making a smaller footprint a big impact on the environment by using less gas and oil. It seems like a no-brainer here. There are places here in the Ozarks where you could not drag a trailer in and expect to get back out. We're are mobile cleaning / washing contractors getting to the job is part of what we have to do.


I guess I might just turn the question around, Why do you need a 4x4, crew cab large box pickup and a 16 foot trailer to pull to each and ever job, with that hot water, high pressure skid on it? When a "smaller footprint" would do "Earth-friendly" and helping to save money and time is more important to me than "A real professional needed a big truck and a trailer cause that is the way it has always been done". Sorry just maybe it is time to change, and change is coming more manufactures and power washing houses are offering smaller but as powerful washes that fit in to a standard pick-up bed. More contractors are looking for way to serve their customer base better with better cost effective means. The smaller "footprint" is coming.

I believe I have answered all the major issues that were put before me when I started to build this little service truck.

Now with all this being said is there a need for large trailers with powerful machines and large water tanks? The answer is yes there is we need these cleaners and there large service trucks to pull them. There are jobs that require there special designs and what they do. I am not saying get rid of trailers and pressure washing skids, I don't want to get rid of mine I need it at times. What I'm saying is you need what you have for what you do, I need and have what I need for what I do. Why do you look down on me, refer to my service truck as a low baller, why did you feel you had to refer to it as non professional? Is it because I'm doing things differently then you scared of change? Or maybe you see things starting to change but you don't want to, or have you put yourself so far above everyone else? It has always been funny that a few seem to know more about how you should run, work and what you should do with your business, as well as what will work for you even if they don't live here or do what you do.
 


On a side-note; driving this around town the last couple of days it has drawn quite a bit of attention and lots of positive remarks. Most of the people who have seen it, think is is a neat looking rig. Getting alot of double takes which should help in the advertising area, the more visible and memorable you are the better. My idea was to be able to work with this but also to have a impact that appeals to others that will help promote our business. Everything form the vintage rotating caution lamp, the aged lettering, the vintage saltflat discs to the washer and tank placements are all set up to get the biggest and best attention to help remember it. Being able to park it up front at stores, instead of along side the building or out in the parking lot where a large truck and trailer always seems to be in someones way, is a good thing too. Still a bit of work to do but it should all come together soon.
